What Vaughan makes, moves and sells

Vaughan is the largest economy in York Region, carrying roughly 36 per cent of the region's employment and economic output across more than 19,500 businesses. But the number that should shape your website is the industrial one. Vaughan held more than 105.7 million square feet of industrial inventory in the third quarter of 2025, and ranked third in Canada that quarter for the number of industrial building permits issued. This is a city that makes things, stores things and ships things. A large share of the money earned here comes from customers who do not live in Vaughan and will never drive past your door.

Vaughan's industrial land is not one district but two, and they behave differently. The Vaughan Enterprise Zone sits in the far west, against the Toronto, Brampton and Caledon boundaries: about 4,122 acres, some 560 businesses and 18,200 workers, with FedEx, Saputo, Sobeys, Conair and Anatolia Tile among them, and more than a third of the land still developable. In that same far west, at Coleraine, the CPKC intermodal terminal works 770 acres along Regional Road 50 between Rutherford and Major Mackenzie. Highway 427 was pushed north from Highway 7 to Major Mackenzie in 2021, partly to reach it. Freight sets the rhythm out there, not foot traffic.

East of all that, on the Concord, Pine Valley and east Woodbridge side, is the older Vaughan: unit-numbered courts off Keele, Dufferin, Rowntree Dairy Road and Chrislea Road, built long before the west end filled in. Construction is the second-largest sector in Vaughan by number of businesses, at about 15 per cent, just behind professional services at nearly 17. Most of those construction firms never sell to a homeowner. They sell to general contractors, developers and property managers, which means the person reading your site is an estimator halfway through a supplier list and a bid closing Friday.

Ownership matters here too. Vaughan—Woodbridge has the second-highest concentration of Italian Canadians of any riding in the country, near 47 per cent, and Italian is the most commonly reported origin in Vaughan as a whole. Shops off Chrislea Road and Ortona Court often carry a surname rather than a description of the work. And 87 per cent of Vaughan businesses have fewer than twenty employees, so nobody on staff owns the website. It has to run unattended, survive a handover, and still sound like the person whose name is on the sign.

Where a Vaughan build gets judged

Your buyer isn't in Vaughan

A shop in a Concord court ships through the Coleraine intermodal terminal to a buyer who has never heard of Concord. Vaughan earns a great deal of its money from people who will never search "near me" in this city. Rank for the alloy, the gauge and the part number instead.

Estimators price the drive

An estimator pricing a Vaughan supplier is also pricing the truck. Being on the 427 side out at Coleraine and being in a Concord court off Keele are two different delivery windows in GTA traffic. Put your cross streets, dock arrangement and receiving hours in text, ahead of the phone call.

The sign says a surname

Italian is the most-reported origin in Vaughan, and in Vaughan—Woodbridge it is close to half the riding. Business names here are family names, not keywords. A stock title tag reading "Home | Welding Services" loses the one search that matters: somebody typing a surname they heard once at a job site.

Your address is a unit number

Addresses in the Concord and Pine Valley courts come with a unit number attached. A street number alone puts a driver in the right block and the wrong building. Which unit, which side, grade level or dock, and what hours you receive — that belongs on the website, not on the phone.

The name is the asset

In Woodbridge and Concord the name on the building is often the asset: years of referrals attached to a surname. The risk in a rebuild is losing what carries that name — the domain, the reviews, the Google listing. Establish who controls each one before anybody touches the design.

How they search

Driveway phones and estimator desks

Vaughan runs two search economies at once, and one website usually has to serve both. A homeowner in Vellore Village or Maple searches from the driveway and books the first company that picks up. A procurement buyer sourcing for a plant in the Enterprise Zone works through it on a monitor, and is looking for a spec, a capacity and a lead time. One homepage cannot do both jobs. Give the homeowner a phone number above the fold, and give the buyer a page that reads like a line card.

A third pattern runs underneath both. Somebody hears a name at a job site and types it into Google, and with Italian the most-reported origin in Vaughan, that name is often a surname they are guessing at. Test it yourself: search your own business name, then search the spelling people actually use out loud. If a directory page or an old social profile ranks above your own site, fix that before you spend a dollar on anything else. It is the cheapest item on the list and usually the one nobody has looked at.

Then there is timing. Construction is Vaughan's second-largest sector by number of businesses, and construction in southern Ontario is weather-bound, so the residential trades here take their enquiries in a compressed rush after the thaw. The industrial side runs on a different clock entirely — purchase orders, capital projects and shutdown schedules, not weather. Whichever half of Vaughan you are in, build in your quiet season, because a good site needs several hours of your time answering questions and you will not have them when the phone is going.

Our shop is in a unit off a court in Concord and drivers keep getting lost. Can a website fix that?

Partly. A "Find us" page fixes the last two minutes of the trip: the unit number, the nearest cross street, which face of the building the dock is on, and a photo of the door taken from the road. Repeat the same details on your Google Business Profile, because that is what the driver's phone is showing. For the Concord and Pine Valley courts, say which approach to use as well — coming off Keele is not the same trip as coming off the 400.

People misspell our family name when they look us up. What can we do about it?

Common problem in Vaughan, where Italian is the most-reported origin and a lot of businesses are named after a family. List the spellings people actually use: the anglicized one, the one without the accent, the one that drops a consonant. Then let them appear naturally in your page copy, your image alt text and your Google Business Profile description. Do not hide them in a block of invisible text — Google treats that as spam.

We're taking over the business from our father. Should we keep the old website?

Keep the name and the real photographs — in Woodbridge and Concord the surname on the building is often the most valuable thing the business owns. Replace anything you cannot personally stand behind. Before design starts, establish who controls the domain registration, the DNS and the Google Business Profile. Work backwards from your season.
